Basic terms for using IndyRooms and submitting an application.

These Terms of Use (“Terms”) govern your access to and use of this Site and related IndyRooms pages (the “Site”) operated by IndyRooms (“IndyRooms,” “we,” “us,” or “our”). By using the Site or submitting an application, you agree to these Terms. If you do not agree, do not use the Site or apply.
We may update these Terms from time to time. When we do, we will post the revised Terms on this page and change the “Last Updated” date above. The updated Terms are effective when posted. Your continued use of the Site after an update means you accept the revised Terms. Please review this page periodically.
What IndyRooms is
IndyRooms is a website for room rental inquiries and applications across Indiana. Indianapolis is our origin and home base; IndyRooms is an independent Indiana brand, we are not limited to Indianapolis-only matches. The Site is an inquiry and matching workflow. It is not a guarantee of housing, approval, pricing, or availability.
Eligibility
You must be at least 18 years old to use the Site and submit an application. By applying, you represent that you meet this requirement and that the information you submit is accurate to the best of your knowledge.
Applications, important
- Submitting an application does not reserve a room, create a lease, or guarantee housing.
- Application does not mean approval. We review submissions and respond (typically by email).
- We may ask follow-up questions or decline an application for any lawful reason.
- Any lease, house rules, deposits, rent, or move-in terms will be in separate documents if we invite you forward, not in this application alone.
- Screening answers on the form are for housing-fit evaluation. A statement that a background check “may be required” is an acknowledgment only, not authorization to run a consumer background check. If a check is required later, we will use a separate process.
Contact about your application
If you agree on the Apply form, we may contact you about this application by email, text (SMS), or phone. That consent is for application-related contact, not unrelated marketing. Our Privacy Policy explains how we handle your information.
Acceptable use
You agree not to:
- Submit false, misleading, or impersonated information
- Use the Site for spam, scraping, automated abuse, or interfering with security or operations
- Attempt unauthorized access to systems, data, or other applicants’ information
- Use the Site for any unlawful purpose
We may refuse, suspend, or remove applications or access that we believe violate these Terms or create risk.
Intellectual property
The Site’s content, branding, and design are owned by IndyRooms or its licensors. You may not copy, scrape, or reuse Site materials for commercial purposes without our prior written permission, except for personal, non-commercial viewing of the Site.
Third-party services
The Site may rely on third-party infrastructure (such as hosting, databases, email delivery, or security tools). We are not responsible for those providers’ systems beyond our contractual and reasonable operational control. Your use of the Site is also subject to our Privacy Policy.
Disclaimers
THE SITE AND APPLICATION WORKFLOW ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, INDYROOMS DISCLAIMS WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR COMPLETELY SECURE, OR THAT ANY PARTICULAR ROOM WILL BE AVAILABLE.
Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, INDYROOMS AND ITS OPERATORS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR HOUSING OPPORTUNITY, ARISING FROM YOUR USE OF THE SITE OR SUBMISSION OF AN APPLICATION. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF THE SITE OR AN APPLICATION IS LIMITED TO FIFTY U.S. DOLLARS (US $50) OR THE AMOUNT YOU PAID US (IF ANY) TO USE THE SITE IN THE THREE MONTHS BEFORE THE CLAIM, WHICHEVER IS GREATER. SOME JURISDICTIONS DO NOT ALLOW CERTAIN LIMITATIONS; IN THOSE PLACES, OUR LIABILITY IS LIMITED TO THE FULLEST EXTENT PERMITTED.
Indemnity
You agree to defend and indemnify IndyRooms and its operators from claims, damages, and expenses (including reasonable attorneys’ fees) arising out of your misuse of the Site, your breach of these Terms, or your submission of false or unlawful content, except to the extent caused by our willful misconduct.
Privacy
Our Privacy Policy describes how we collect and use information. It is part of how we operate the Site; if there is a conflict about personal information practices, the Privacy Policy controls on that topic.
Governing law
These Terms are governed by the laws of the State of Indiana, excluding conflict-of-law rules. Courts located in Marion County, Indiana (or the federal court whose district includes Indianapolis) will have exclusive jurisdiction over disputes arising from these Terms or the Site, unless applicable law requires otherwise.
General
If a provision of these Terms is found unenforceable, the rest remains in effect. These Terms are the agreement between you and IndyRooms about the Site and applications. They do not create a landlord-tenant relationship by themselves. Our failure to enforce a provision is not a waiver.
